Dolman Street as a border for the Lafayette Square and Peabody Darst Webbe neighborhoods never really made sense to me. Truman Parkway (aka 18th Street) is a much more logical choice. Unfortunately, Truman is a barrier expressway. It is tough to cross, especially at rush hour when the suburbanites are using maximum speeds to get in and out of the city via I-44 and I-55.
The east side of Dolman continues to see renovations and new infill construction. The former Bouras Mop Factory building at Park and Dolman continues to make progress.
A new set of townhomes are rising on a long vacant lot…they start at $500K. Good for St. Louis, but who can afford that? I often wonder…but, godspeed if you can.
The infill is almost complete from Park to Chouteau with only a few remaining lots available. The new construction is historic in nature and matches the old brick beauties quite well.
Another piece of good news, a long vacant lot on South 18th Street will see a new home. There are two spots that will be endcaps for 18th Street and Dolman.
Per the Planning & Urban Design Agency, there are plans for a new single-family home to be built on the lot at the north end of 18th Street.
Per the proposed plan, the setback is recessed 1 foot from the building line on S. 18th Street.
South 18th Street is one of those perfect Lafayette Square scenes, with color, well-maintained homes.
And more handsome infill is taking place at Lafayette Prep Academy at Mississippi and Lafayette.
Another empty lot on Rutger is seeing townhomes rising.
It’s easy to imagine a day when all lots are filled in the neighborhood.
And with the Jefferson and Chouteau development gaining steam, there is a lot of positivity going on in this perfectly located urban neighborhood.
